Only a couple exceptions exist to their caveat emptor doctrine. 

I’m a contractor with a couple single family homes for rent.

Most folks are charging 10% of the rental rate for monthly PM fees. 1 months rent for a leasing fee and couple hundred for a lease renewal.

Lenders have been accommodative for the last couple of years because they were facing a declining market with no buyers. 

I have an excellent consultant who helped us a couple of year back.

I am closing on a new build in NW CC this Friday, and need to rent it out for a couple months.
