The utility company missed an appointment and no communication from them or action to even reschedule.

I'd also recommend you have a good relationship with an investor-focused Realtor that can connect you with a solid Property Management company, etc. 

In my case, I have residential rentals in one LLC, commercial properties in another, self-storage in a third, and my real estate company operates in a fourth.

Where did you find this company and or was it referred to you.2. did you go with them because their fee's and interest rates were advertised as lower than other lenders.

I also suspect the vast majority of lenders will take exception to your mom being the 1st position lien (look up strategic default).

Regarding contractors, I've found that the best way to find a contractor is to go through a property management company. 

The mold remediation companies should have the skills to identify the source, suggest a solution, and give you a bid with a guarantee of their work.
