As you get into bigger deals, or you put much more down, you may get into non-recourse territory where your LLC longevity and credit come more into play and you are no longer personally liable.

So you want to understand the employer mix in an area and the longevity / growth prospects of those jobs.Some of the markets with best yield may not have the best appreciation.

This makes me take a step back and think if a particular upgrade is really affecting the quality/longevity of the property or not.

I am a bit concerned about college students being the main tenants as there is no longevity in the students staying.
