I suspect that 5% or so that do wholesaling full time make at least 50k with the 1% ers making multiple hundreds of thousands and I am sure there are 7 figure wholesalers as well.those that have massive marketing budgets  like 20 to 50k per month. 

I consider myself fairly financially literate, and I had never considered this option.

Whether they are section 8 or market rate, a bad tenant can cause $10's of thousands of dollars of damage really quickly.  

I got offers for 165k literally days after I purchased this one for 150k as well - so the market is tight with competition still. 

The seminars people have where they charge thousands of dollars are often a way for the people running them to make money and sell you another seminar. 

So my funds were out at greater than 30% apr. and i did a few thousand of these loans before 07 08 when refi's stopped. 

You can literally do less work and make more money.

After taking down thousands of listings over the last few years, they have decided to relaunch Experiences again.

So, after they visit the property, they literally don't have to travel again unless they absolutely want to.

and if you can't invest the time and effort to do that... how can you spend thousands or tens of thousands of dollars on a property you haven't seen yourself?
