The two properties that I currently have are in 63137 zip code and I like to stay around that area up north. 

If house-hacking is out of the question/you already own a primary at the very least, then that sounds like a pretty solid option/interest rate (although I might be able to beat that...).

Consider adding amenities like beach gear or a hot tub to boost bookings.

@Randy Fitzgibbons - I'd recommend going with contractors who have experience with deals like this AND have experience working with banks/lenders for 203K rehab deals.

I like to have 1-2 virtual assistants to handle tasks that I don't want to spend time on.
