This is more common that you might think.They do not take into consideration the costs borne by the investor associated with the transaction such as: closing costs, carrying costs, finance costs, exit costs, etc.They are trying to hit a homerun on every deal and not leaving enough "meat on the bone" for the next person.

So far, I've only had one tenant leave (in addition to the horrible one that I refused to renew) and that was because she started making enough money that Section 8 was no longer contributing anything.

I’d list it as a vacant at close single family with detached ADU, furniture negotiable and leave it up for interpretation from the potential buyers what they believe the highest and best use to be.

For our other beds (king, queen, twins) I followed advice here and got sheets from Kohls, and those are great.It seems like the simplest thing to do is just leave a set of queen linens in the closet for guests to use on the sofa bed.
