I don't let tenants paint anything because they largely do a crappy job, and I don't negotiate anything on rent.

After some travel over the past few years, I find myself back in Boston with a job that could shape up to be pretty okay in the long run. 

If you want to move to a cheaper area do that, find a job there and do the house hack strategy

the opposite  call mortgage companies and apply for a job. 

Maybe the landlord works a normal job on top of landlording or otherwise has a lot going on.  

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

The city's macroeconomics is looking great - lots of population and job growth due to the booming tech scene and many companies choosing to move and develop here.

It is exhausting to live in a job site and feel like you are bleeding cash, but we've done a couple of times and still think it's a good idea.

Realtors here do a very good job of listing props for what they will really sell for..
