Turns out, the entire cast iron drain was rotted out beneath my garage.

The new compressor is not very reliable until your old irons quite working. 

The bent woof blocking at the top of the front beams can be reinforced with 4" x 4" x 5/16" steel angle iron fastened to the bottom of the floor joists and flush to the face of the new beams.

Ironically some Tenants ‘scoff’ at the idea of using a Credit Card to pay for the roof over their head... the claim is usually the same ‘I don’t want to go into debt...’ which is ironic that one would all of the sudden have a ‘financial intuition’ even though those in such a position have failed to prepare financially leading up to now.

Inspection: electric panel 100 AMP; thought was 200 and may not get insurance because of it plus issue with electric boiler; ceiling torn out in kitchen due to a leak upstairs possible piping; heat pump has error 1 not working; cast iron hook up to the city that is now obsolete.

Seems like a playground and bbq/picnic area might be manageable and not overdoing it. 

No alum wiring, much of the cast iron piping has been swapped out.

Also, you have to be both Mary Poppins and Joseph Stalin at the same time in temperament, when I train persons I describe it as the Iron Fist in a Velvet Glove. 

For plumbing - if anything is cast iron waste or galvanized water line, they are beyond their life expectancy, same with knob and tube, gravity furnaces/boilers.

That ironic since winters in Seattle are like spring in many other places
