I think the problem stems from your lack of decisiveness, and I'm not saying that as an insult.I'm with Theresa.

So if we have a $475 bill for an owner you could click on that amount and see the invoice/bill that's associated with it and get some more information.

In this case, they get equity but do not make decisions. 

Educate yourself, become expert, then make decisions from a place of expertise.  

If you ever want to get into a tenant nightmare of costly potential litigation become a landlord, have the ac go out in Phoenix in July, and inform the tenant that you just don’t have the funds to replace it!.    

It just takes a little time/effort to get the right information to stick.1.
