Not here in FL in fact it's a seller's market here, we have had an increase in sales year on year and a decrease in inventory but I think in the US broadly prices are difficult to predict.Income properties are not as vulnerable at all right now I don't think because rents tend to hold and rental properties are valued totally differently than SFRs so I am not changing my position on Multi-Familys.Hope that helps.

There is nothing more vulnerable then an out of state property owner with a few little properties that have no serious potential for any appreciation and only a few hundred dollars of cash flow a month.

The advantages to me are: I would get the same retirement income, reduce work associated with ownership, eliminate vulnerability to changing market and interest rates and eliminate the emotional pain associated with giving so much money (especially interest) to the bank.I've given enough to my kids, so who cares about them :) so my perfect scenario would be to do the above and, at some point, to sell everything so that I can live off the equity.
