The sub meters are installed on an exterior wall of the first unit and on the way home from work every month I read the meters and with a simple spreadsheet I come up with the usage per unit.I'm not sure of the specifics of your seven units plumbing, but if installing sub meters yourself is an option it was fairly easy to do and has completely silenced my tenants.

If not a lot of Capex sometimes you just run across a motivated seller in life with a good product to sell at a great price.When you find those things lining up you have to move fast.I would make sure a large tax assessment rise isn't fixing to happen or a large increases on charge per gallon of water usage etc.Capex and utility is always the cash flow killers.

I have run trial properties through 3 of them and I am currently beginning my trial on 2 more this week.However, while my usage in a trial is important, it can't replace the experience that I am sure some folks may have on their favorite software package.

In other areas, we are starting to see automated cashiers, drone usage, and eventually automated driving.We don't know what tax reform will entail yet as it hasn't it started to develop through Congress yet.

Good points--right now with units in the basement I have to pay that laundry water usage–and the money from the coin laundry offsets that and then minimal income per month.If I was to add laundry to the units, all water usage could be passed on to the tenants, thus saving me that expense.
