If Deal A and Deal B are identical except for Deal A being sponsored by a less experienced sponsor, which would you prefer as a passive investor?

@Regev Israel keep in mind that duplexes usually are located around other duplexes, and even if you convert to a SFR, it may not hold the same ARV as an identical home with only other SFRs in the area/street. 

Arv is estimated between 125-135k from identical properties.  

We are about to finish an identical property next door to this one and rent it to more baseball players.

Unlike normal crops this emerging market has the eye of many less than desirable people and have become the product of many thefts and robberies. 

You can't "feel" the property or the neighborhoods identity through a spreadsheet.

I'm told some fraudster tenants who defaulted on their electric bills open up new accounts under false identities.

I primarily want to verify identity and criminal history.Since I can't run an application on the company, I usually charge a higher deposit of double or triple the rent or I will ask them to pay first, last, and deposit.I also try to negotiate a cleaning fee and use my professional cleaner after vacating. 

Then there is the vandalism and theft that can occur in those areas.  

For the record you cannot be the realtor and wholesaler on a 203K transaction for it would be an Identity of Interest.
