@Logan Guerrero one of the challenges with maintenance is owners not having funds.So, we've learned to prioritize maintenance issues:1) Health & safety issues2) City & S8 inspection issues3) Property preservation4) Direct marketing issues (purple walls)5) Miscellaneous

And humans who are buying/selling, in majority part want QUALITY. 

I would love to shadow someone for a day and learn as much as humanly possible.

I am definitely not ready for cash deals with a health rehab. 

I know personally quite few Sec.8 Tenants who drive nice cars (Lexus, Jeep Wrangler), take vacations, enjoy shopping in high end malls......they work for cash and have free health care, food stamps and Sec.8 Housing.These are not legal reasons but that's not what I believe I should do.
