I would be building about a half dozen farm house style cottages on 25+ acres that would be in the medium finishes.

We've never used the MSA for medical expenses, just used it as another IRA-style savings vehicle.

Home description: ranch style home with basement in eastern NC, no crawl space, central heating and air.

We purchased a Townhouse style condo at market price in early June.  

@David FaulknerThat makes me think it could work for a rehab/house hack combo, with renting out the additional space in AirBNB style or longer term. 

And also the leaking roof will be fixed and re-shingled w/ style to match the property.

@Drew Markert I'd also just keep in mind a house built in 1990 sounds reasonably new and in a lot of aspects (plumbing, electrical, foundation style) it is very new, but a house built in 1990 could still be on the original roof, furnace, ac that if they haven't been replaced are going to be right at the end of their useful life.  

And if I manage to tell this before my husband finishes the dishes then I'll move on to part of the contractor saga.

So the amenities she is given is a parking spot, washer/dryer access in our basement and of course her own apartment with dish washer (not common from what I've seen).

We bought our first SFR last year (a 2-1,1930s craftsman style) and have had it rented to outstanding tenants for over a year.
