I DID want to get the place fixed up and on the rental market ASAP since Jan- March are peak rental months here but compared to having to fork over large quantities of cash for keys, it's not that bad.

A combination of income (from rents and/or W2), equity, and cash reserves are what keeps you safe in the short term, and in this regard the quality and consistency of that income is more important than the quantity especially if you have a small portfolio.

Running property management services requires a license here in Georgia, or a relationship with a broker that essentially hires you under his wing as a contractor.To a large extent, Curt is right, if you don't follow a lot of finances and potentially regulation closely, you could see a lot of your profits and late night calls cutting into your lifestyle as the quantity grows.

Either that or they have access to vast quantities of private capital from investors who only care about cash flow and the Buyer finds something that cash flows well that also runs a decent CAP rate analysis. 

It's never going to be harmonious ever, but therein lies the secret elixir. 

The take-home message for me, from @Chris Mason's post is that having a knowledgeable money person, whether he/she is a lender, mortgage broker, or some other title, as part of the team, is a key to success when youre working with bigger quantities of money and/or have some financial goal such as getting your money out faster.Chris, there are a few investments that I'm looking at, that I'd like to run the numbers by you.
