I’m moving to Atlanta Georgia from Louisiana and going to buy my first property to house hack.

To echo all of the above tips, the key ingredients to all of this is consistency. 

If I invest in state, like house hack, I'd probably do it myself.

You can always start off by house hacking meaning you live in one UNIT or ROOM and renting out the other vacant units/rooms to offset your monthly mortgage payment.There are several ways to run and make sure you are maximizing your rental income while keeping your living expense as low as possible.

Additionally, house hacking isn’t an option as I have 3 young children.
