It took sticking to our guns but the deal got closed.

A group of Investors pooled together close to 3Mil $s and invested with a duo  and their structured group, who sounded all enthusiastic and promising about multi-family properties.

Keep that cell phone camera in the holster like a gun.

It took me a second to respond, we reached out to our third now partner and he was just as enthusiastic. 

I see WAAAAYYY to often investors jump the gun on getting an LLC, then have to unravel things. 

It hopefully shouldn't be too hard to find experienced flippers who are excited about helping out genuinely enthusiastic young people, especially if you are able to add value to them in some way.Also make sure you have long and thorough discussions with your partner about your expectations for your endeavors and how you plan to handle any contingencies you can think of.  

He's so gun-shy now that he'll confirm her phone number with one of us so he has her cell number!

The refinance looked like a slam dunk but it wasn't.My lending partner said, sorry the fund managers are still gun shy from 2008, they really, really want the borrower to have some skin in the game in the form of actual cash money that they have put into the deal. 

I have seen many investors grow too quickly and overly enthusiastically buy more rentals at the wrong price & the wrong time in the cycle.
