You have to learn what you are willing to accept as not perfect, but good enough. 

Seems the simple answer, is that yes, if you have a positive qualifying income you are good. 

Good stuff, it is a much different market today.

Kiavi does a good job with a lot of things, but they tend to be a bit more "vanilla" and stick to their guidelines/checklists.

As long as our occupancy doesn't drop, we are ahead.

With good software available so readily I'd say nah, but you have a partnership with non-family.  

Long story short, ended up buying the property after getting to know the owners who were cleaning up when I went over to ask them permission to cut down the leaning branches toward their roof.

If by fixer upper you mean outdated but livable, you're good.
