I see new developments in my area all the time my neighborhood has exploded in growth and I’ve stood by and haven’t taken the opportunity to use that as a footing.

Same in Gatlinburg, I'm guessing, where the threat of wildfire seems pretty high, and if the government were caught flat-footed after a big blaze, they'd be blamed for not foreseeing the problem.

I prefer multi family because they offer multiple income streams, usually higher rent per square foot compared to single-family homes, and are more likely to appreciate over time due to inflation and rent increases.I would recommend Columbus, Ohio.

I would look at 1500 square foot spaces in high foot traffic areas as these are the easiest to rent. 

However I have used a rule of thumb of 20 btu per square foot for air conditioning in a decently insulated house with good windows, and 45 btu per square foot for heat.

@Babu RamadossIt will vary we’re you are in the country but in AZ the last couple jobs I paid $1.25 to $1.50 per square foot.

That said, I don't want to take my foot off the gas with investing either. 

The insurance company denied the claim citing negligence - ie. temp of the house inside and outside was the same, no form of general maintenance was done to secure the home for winter.Now we have a bill of close to $100k and they are refusing to foot the bill.

I am sure there will be mistakes and things I could have done better but I excited to get my foot in the door.
