I'm trying to get the fireplace chimney inspected as mandated by the HOA by-laws.

We sat all the way in the back near the fireplace.

I'm looking for my first rental property and many of the older homes in my area have wood burning fireplaces.  

We want to tear out the carpet and wood, and do laminate wood flooring throughout the entire house and tile in the kitchen and in front of the fireplace. How about adjustments for unique characteristics, like age of building, a fireplace, deck/porch, etc.
