I come from the Poconos, PA market and have helped at least 30 clients coordinate hot tub installs in the last year.Q1 Opinion*: Typically when underwriting property for buyer and mgmt clients, I'd give them a round number of $10k to assume for hot tub purchase / install / permits /foundation /electrical.

In a scenario where we sell the property (for round numbers purposes not including fees and closing, I have rounded the numbers as is) the profit is $800k , because it has been our primary residence for the last 4 years, are we still sheltered from $500k in capital gains?

It was about 20 feet down in the front yard, so that's  a pretty deep trench and someone had to go down there and clean out 3 weeks of tenant solids before they were able to replace it with PVC.

Heritage owns 1.1 million square feet of industrial in Indiana already so this 200k adds to their footprint, They have 10 million sq ft in office/multi-family and industrial in 20 states with >2 billion AUM. i clipped some of the financials and debt info belowand since you are the DSCR Master, andCarlos, I know that initial and rising DSCR is making you a little moist :)

@Jared Vidales Hey Jared, I own 3 that are pretty much exclusive Boat/RV storage and in the middle of adding on a little over 12,000 square feet at one facility right now.They aren’t terribly different in the grand scheme compared to regular storage but there are a few major differences that I imagine you are aware of by now.After getting systems in place I think collections are better at Boat/RV compared to mini.
