I have a pretty large emergency fund in place for those properties, but I wonder if that capital could be better employed elsewhere (potentially acquire another property).  

If possible, consider a duplex or single-family home with extra rooms instead, as they offer better appreciation and flexibility.

@Robert D.Sounds like you need to speak with a family law attorney about separate versus community property rules, as well as possible creation of a pre-nuptial or post-nuptial type agreement.

Hi everyone,I’m a realtor who is trying to rent out a single-family home on a 12-month lease.

Dope, love me some land deals.........When I built the family house i'm living in now, I went and bought 30 acres for about $200k...Some wooded but mostly Farmland. 

3 seperate buildings, parceled as 3 seperate addresses so investor can get single family financing on this, is that correct?
