sounds like you might need to call your insurance company, plus hire a company that specializes in remediation right away to preserve anything that might be worth saving, plus extract water, put in fans to avoid mold (if it isn’t there already). 

Just a few years ago it was easy to find properties on MLS that were good BRRRR candidates (not necessarily meaning I could extract all of my investment but at a minimum value add was double the cost of the work when acting as GC).  

Without a bank participating, the transaction avoids the cost of mortgage or discount points, as well as origination fees and a host of other charges that lenders routinely extract during the financing process.

No system can extract motivated sellers from the public.

If there is a value-add opportunity, you should focus on increasing the value of the property to try and extract your down payment when refinancing...at least a portion of it.

We also find it real challenging to extract all investment via BRRRR without an assist from appreciation.  

It's likely in this particular case, they would have needed to extract her anyway but there are many other cases that don't make the news where police need to clean up an eviction mess created by the CDC. 

Most of the money will be spent on administrative costs and most of the service will be used by bad renters trying to extract one more drop of blood like the leaches they are.If you are a smart Landlord that obeys the law, treats people honestly and fairly, and that documents everything properly, you won't see tenants using this service and you won't lose when they do.

The water extraction services pumped thousands of gallons of water and had multiple dehumidifiers and fans, which, along with removing the old carpet and padding, were the bulk of their charges. 

This may not be ideal for those focused on extracting only top-of-market rents, but again may open different doors at a state or county level if you are a “mission-minded” investor and not just looking to cashflow.
