I have attended plenty Padsplit events and talked to my Account Executive (AE) and some veterans from Padsplit (the real expert, not newer sales person), and some Padsplit investors who own them and love them. 

Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

Based on my extensive research, the data suggests the following success and failure rates nationwide:Success Rate: 70-80% for experienced investors, 50-60% for beginners.Failure Rate: 20-30% overall, with 10-15% leading to significant losses.I’m eager to hear insights from any BP members who would like to share their thoughts.

Our agent is not an expert on this type of deal but suggested a short loan term of 3 or 4 years and a balloon payment and written up by a lawyer. 

In addition to that, though, there's several other LTR markets that offer pretty decent returns (6-8% ROI with $250+ cash flow per door is possible) for what you typically see in Florida, without accounting for appreciationThanks for the insight Stetson.

If you can get it at less than 50% of its ARV, you’re probably in a decent place to sell it to an investor, but it’s hard to say without more insights.
