My CAP ex to date has been less then a few hundred dollars.  

My brother lives in Sydney (I'm an ex-pat Canadian with strong ties to Toronto and Calgary) and I can tell you, long-term, Canadian/Aus/NZ cities consistently rank high on the most livable city lists.

Unfortunately we lost all the properties to his ex wife which was ultimately the cause of his death.

-Cap ex ( capital expenditures, on and old brick building even with new windows and a roof I’m guessing there is significant maintenance).

Just wondering if any one has had experienced before :I just a notice from city of oakland, RAP stating that my ex-tenant filed a petition for reduce of services, for a broken and damaged fence, hole under the kitchen sink and window handlebar broken.

See if they have allocated cap ex reserves.

My investing partner does not think we need to budget for Cap Ex yet because we are making a lot of heavy repairs from the start and she wants that extra cash flow to roll into future properties.
