There are exceptions but I see this a lot.For your questions:Pinellas is the most densely populated county in the state, so there are good ROI spots but you'll just want to look at each property on a case by case basis.

Note that in their latest meeting minutes, they are talking limiting to 5 unrelated people, and explicitly looking to eliminate for profit rent-by-room with exception being if the owner lives on premise.

The marginal rate is computed on all income except capital gains & depreciation recapture, whereas I was computing it on the full, combined amount.Thus, for good reason nothing is being taxed on the Schedule D Tax Worksheet above my 24% marginal rate.
