It's been my thought that the most appropriate luxury for a vacation home in Gatlinburg is a Gatlin gun. 

The good thing about househacking a legal multifamily unit is that lender allows you to use the vacated units of 75% market rent as an income to offset the potential current mortgage.

I totally agree, so many properties there are new and beautiful that there needs to be *something* to really stand outYou make a really good point re: no plan B, and in general I’ve seen the home values in that market depreciating (assuming because of the boom / growth in supply in the last couple years).I might be wrong here but I assumed that a general trade off between vacation market and metro areas would generally be that strs in vacation markets don’t really have a plan BI’m pretty split at the moment, but really appreciate your thoughts

3 units, 2 has to be vacated though.  

Anyway, I don’t know if this is a dumb question or too vague, but I’ve really enjoyed the Bigger Pockets website and all the info on here.

I would like to at least break even since we are getting some really nice appreciation and my family likes to go there for vacations.

Or there are just so many vacation rentals in the market, it's hard to sift them out and see if there is anything different available.Thanks!

I would consider taking over a turnkey property there but wouldn't advise investing in a conversion unless you're going super luxury or simply want to enjoy the area yourself frequently.
