Plan to start small, buy a condo or townhouse wholesale that only needs cosmetic upgrades i.e paint, carpet etc.

Your income definitely shows you could do a new build, but if you are a first-time builder, finding land, construction costs, and managing a new build will be way out of your zone of genius, especially if you both work busy jobs.To get value add, you can look for a multi that has really good space/bones, but needs upgrading so you can live in a really nice place and create a second nice space for rent/family.

Eventually you'll have a tenant wreck one or it will be time to do some upgrades after a tenant moves out.

We have been happily surprised at the upside available from paying a full, fair price to a mom-and-pop seller, upgrading, increasing revenues, and selling to a higher level buyer (like an institutional player).

Last 3 trips for me  Paris ,  Tel Aviv and lisbon  since I had premier status I got upgraded for free to suites still while using my points..
