Would it be worth it to you to face the possibility of big $$$ in make ready costs, eviction costs and the possibility of lost rent due to down time to replace them ?  

When I used to lease my properties I did 15min windows to avoid the down time. 

We just had someone move out of the unit two days ago and the space immediately rerented for $550/mo with ZERO downtime and repainting a couple of walls.

Actual real estate education, probably less than $3,000, another $1,000 travel and down time I can't really say.

It usually took us a day and a half to prep an apartment for the next tenant so did not lose much down time.

Granted I am taking the down time to clean up and make minor improvements.

I've built these relationships over the years to where I know have a steady supply of deals that come my way so I typically don't have too much 'downtime' with ongoing projects.Since you have an abundance of time, you may consider doing some of your own marketing to locate your own deals organically and really be able to find some deals with huge equity...

Especially in the down times, with typical hold times in the 10 to 20 year range, you need to consider how the location is likely to perform over time.
