I document heavily with photos before they occupy, I take photos during every walk-through inspection, and I document what condition they leave it in at move-out. 

I was finally able to obtain the zoning permit after attending a new hearing before the ZBA in May 2024 and the received the documentation in July (I also don't understand why it took two months to receive the paperwork).

You do not need to wait to cash out on the new value as long as you have documented rehab work.

Good news is its fully rented and generates enough cash to satisfy a 14% HML (give or take), that's pretty robust. 

@Olivier ChaineIn all trust deed or mortgage documents written by instructional lenders that I’ve come across, a change in ownership/manager structure of an LLC holding title to a property is a violation of the “due on sale” clause, so from a purely covenant violation sense purchasing the LLC doesn’t help you.  

The thing is, emotional support animals aren’t the same as service animals, so they don’t have the same legal protections, but they still get some coverage under housing laws.Now, you can ask for documentation to verify the need for an ESA, but it’s a slippery slope when it comes to denying the request based on your suspicion of the letter. 

The absolute BEST (and most expensive solution) is a highly qualified attorney who’s a specialist in estates, because they will provide the optimum documentation, legal thinking, and specialized situation for every client.  

The good news is that in these types of cities, there are significantly more properties for sale (albeit at lower price points), and you can gain traction with a few houses per month more easily than in tougher markets like Tampa or Dallas, for example.
