The whole point of paying them off as much as possible as soon as possible is 1) help eliminate liability risk in the event the market changes, rent rolls decrease, W2 income disappears etc and 2) Be in a position where I can fully leverage them again in 4 - 7 years when I am ready to acquire another 4 - 10 duplexes, small apartment building etc and ditch the W2 for good.For those that deal with rentals and used them as a way to ditch your 9-5, how did you do it?

If your house is increasing in value 2% each year ($8,000), it might be better to let appreciation do the work rather than making early payments on your mortgage.I don't know what your exact numbers are, but let's say you reach a point where an $8,000 pre-payment will allow you to ditch PMI a year early.

The bottom part backs right up to a ditch that the city diverts street rainwater into when it rains, and when it rains hard, this part of my yard will flood, which makes my yard pretty boggy and unusable for several weeks after.
