I'd say who cares in the light of a $50,000 down payment, do $100 really matter?  

I spent about $8K total on a canoe light fixture, made from an antique canoe.

I'm specifically interested in their light steel villas and container houses for assembly in the US for multifamily or single family houses/apartments. 

I just closed a deal to get to 12 STRs here and I am personally going to hit the pause button and transition towards more LTRs unless something really good comes across my desk. 

I believe where I am located it's around $30/sq ft, so if property is sound in general but needs just light renovation.

Initially, I didn't select this route because I'm not located in the central part of Austin, but I would like to give this a try since the room is fully furnished, but will require some bedding, artwork, and a desk.  

Just imagine a guest getting shocked because the GFI was not installed properly, or you hang a chandelier too low over a tub, or wrong type of can light in shower, or.........?

Wayfair pro line has excellent light fixtures and other items, that would look great in a STR rehab and help keep costs down as well. 

I just finished up a light rehab on a rental and now looking for contractors for my third project, a more involved rehab on a duplex.
