People who trade currencies which I would argue is pretty smart money are predicting negative interest rates in 2023. 

I'm not saying you can't be friendly with your tenants, I'm saying that business is business and money is the currency you're working with.

So, let me ask you this, the US Government declares bankruptcy, the US Dollar is removed as world currency, crashes as value, exactly how much does your mortgage matter at that moment? 

With $6T added to the currency supply, it would be tough not to see prices increases. 

The government wants a "central bank digital currency", so they can manipulate it.

There are people making a boatload speculating on coins and issuing/selling them, but on the whole it seems clear that very few of these tokens are being used as currencies or for their express purpose.

Until it fluctuates less than 0.01% per day (even that is probably too much at 3,65% per year) it is not useable as a currency.
