In my experience, leads you purchase or are random people off the internet are not nearly as valuable as leads you cultivate through personal connection.  

I am willing to bird-dog or assist in any way to find and cultivate land deals, with or without improvements to that land.I have been interested in Jack Bosch's system, and other systems that are out their with land for a while now.

Of course, some of the leads I cultivated in 2013 may not close until 2014.

I agree with the general assessment... it depends on the situation.However, I would say, that if you spend time cultivating some good relationships with buyers.... ones you can trust and you go to again and again (rather than mass marketing your wholesale deal), then it is so much easier to just assign.You can always use a blind HUD so the seller doesn't see assignment fee as long as you have a good enough relationship with the buyer.When you get a good buyer, treat them well!

We would cultivate retail stores and manufacturers to determine their needs--usually with samples--and then do repeat business with them. 

You will succeed and have a plenty fruitful investing business with only consistency and systematic processes, not by denying yourself a house to play, dream, create, make love, and cultivate ritualistic health and safety.
