If you do a 506c for example assume to create the PPM, subscription agreement and docs will cost between 10-20k. 

A lot of the popular markets have maps created showing class but I'd take caution using them.

So back to being a real estate investor: the only way to be one is to buy a property and create value out of it, whether through finding a below market value house and selling for a profit, or renting and creating cash flow.

I plan to continue to purchase buy & hold properties but would like to invest in multifamily properties to create cash flow.

One can create his or her own Venture Plan / PPM then take it to a good Securities Attorney to have final touches performed by a licensed professional.

You can create your own methods and one stop shop by creating your own leads.

Like creating a stock portfolio, you could invest in some high appreciation markets and have some cash flow ones to offset the income.If you are thinking long term, appreciation is the way to go and generally at the higher price points.
