The previous owner has replaced the HVAC, water heaters and put in granite countertops in the past couple of years.

If the prior tenants did a great job cleaning and missed a few spots I'll send a specific list of items that need to be cleaned (vaccuum, wipe down countertops, tenant missed some items on the bathtub). 

This was paid off several times & the last guy put in a $15k kitchen, complete with granite counter tops, all new hardwood flooring, some appliances & due to his business failing, separation/divorce & just giving up we took it back & paid the current tax arrears of $4k.There will be many opportunities & cash will be the deciding factor, in fact this week we agreed to HML/finance a foreclosure for a fellow investor. 3 rental properties on 16 acres for the asking price of $59k, CASH.

For example if you are replacing the cabinets and countertops  that is the time to rearrange the layout/ flow.

- Going to be remodeling each unit (new appliances, bathroom, countertops, refinishing floors, etc)- Changing heat from gas to electric because electric is metered so tenant pays- Adding AC to each unit, which will be electric also- Improving common areas- Improving curb appeal Might build 4-6 new units because the lot is very large What was the outcome?

What are you guys and gals paying for countertops?

New paint, tile, countertops, and fixtures.

From the kitchen cabinets, windows, toilets, faucets, appliances, lights, ceiling fans, marble counter-tops, doors etc.

But I’m just trying to figure out what others have spent in the past for a class d property.Example new appliances under $1000New counter tops $500What kind of flooring would one put?

.- New paint (interior/exterior)- New floors - washer and dryer hookups need to be installed- countertops etc.
