If I ever brought any of them a deal by.a rookie investor in a market they do not know, with work performed by a GC that has 0 relationship with the investor, they would laugh at me.PML is not just Potsy from Happy Days. 

If you're sure the land will appreciate on it's own, I don't see any harm in going for it, unless of course your money can perform better elsewhere, which it probably can.

If you go to the burbs, it's much more consistent.

You also need to make sure this lender is able to perform on their promise.
