There is very little technical knowledge needed, but there is a lot of common sense needed.I would google "rental property investing for beginners" and see what you uncover.  

You think through the major systems in the house (roof, exterior or tuck pointing, hvac, plumbing, electrical, unit turns, common areas) and if they are all new you should be good for a few years (5-10). 

It’s proven very effective and just makes good common sense.

Best case scenario if you get into a gunfight is you are able to shoot first and not get shot, but the result of that will still be awful as the legal ramifications of shooting someone are not something anyone wants to deal with, even if it is completely justified your life will suck for a while afterward.
