Mainly because the house is over priced, has some huge defect that wouldn't go well via a listed sale.There's other more viable creative financing means to control property than to comb for the needle in the haystack looking for sellers willing to finance.But here's a good tip.

As a real estate broker, we will come across deals, but this is a combination of combing through auction houses, government auctions, fsbos, tax sales, hoa sales, and etc to find deals that make sense.

For those of you unfamiliar with the software or this "app" in particular, essentially you input your search criteria (i.e. homes for sale by owner posted on CL in the last 6 months, under $150,000 asking price, 1+ bedrooms) and it combs through CL looking for ads that match your criteria.

A method that I used was, I printed out a map of each town / area that I was interested in and combed through the town planning and zoning regulations making notes of the can dos and can’t dos in each zoning district and highlighted those areas on the map that fit my criteria.

Totally agree..for sure this GC was not the right fit unfortunately apart from another GC who's senior crew member was on opioids none of the other GCs even showed interest so the one I ended up with still seemed to be the better choice...I started this weekend combing through the License lookup website of the Pennsylvania attorney general making a list of local GCs to start lining up alternatives.
