I have been doing DSCR loans for 10-12 years back when they were called cash flow loans, so when they fit they are a great product (even without the nonsense unlicensed DSCR only brokers say about them like the not on credit report BS) but they are NOT as good as a conventional if one qualifies. 

I've come to realize that opting for a Delaware LLC might be unnecessary at this stage; it seems more fitting for the future when my portfolio experiences significant growth.

If that's the case and you're using the majority of the space for that practice then a business purpose loan like SBA may be a better fit.

I have cleaning rags (microfiber cloths) available, which I ask that they wash if they use them.  

I had talked to one particular group on a property of ours in San Antonio, but after about four or five houses and they still did not act like anything would fit then I pretty well gave up on it. 

Looked at tax assessor roles, verified date of sale matches your documents and transaction amounts fit?
