I've been using the MLS, but I like the idea of talking to neighbors to see if they’re interested in selling—or at least getting on their radar.

In Oak Park, we have had people like Ray Kroc, Ernest Hemingway, Bob Newhart, Sam Gianncana, Betty White.

This is the first time I have done something like this, where it was for other reasons besides not paying rent.

In the meantime, I'd like to get my Texas Real Estate License, but would like to know if I could do a few deals remotely before return back stateside to Texas, and can come into the office. 

When looking to structure a deal like this, look for a dated property in working condition. 

It's like asking whether you can lose weight if you don't exercise.

I am not familiar with the area other then I work in the area on occasion and would like to learn more about investing in the Jacksonville area!
