This isn't including landscaping, pricing tools such as price labs, or any property maintenance.

For example, the normal rent is $1,000 a month but I increase it to $1,100 because they have a large Black Lab.

(Air quality samples had to be mailed to a lab that occurred over the weekend)  From inspection report to remediation scheduled start date was 6 days.

I use Price Labs too, but it lacks good occupancy targets and uses a green light, yellow light, red light system to alert you when occupancy drops too low. 

On Price LAbs a pool is a common amenity. 

FYI there is a large project with the Police Department and a huge new crime lab around 27th St and Prospect.

I wish i had the time to market and connect locally with investors too...but as a cath lab travel nurse, frequently on call my time is accounted for except for what i can squeeze in on BP.

He’s also much smaller than either of those breeds usually are so if I ever have to get him approved somewhere I’d just say he’s a husky/corgi or corgi/lab mix or something.
