Agricultural land and residential development lots both offer strong, time-tested returns, especially in growing markets.I’d love to hear more about your experience with subdividing—what challenges have you run into, and how do you determine when it makes more sense to hold versus sell off portions?

Oregon has a cool service since we ONLY hire licensed subs .. we simply input their company name into the state system and it will automatically send us an e mail if their license expires etc.. ( which happens to the best of them). 

I’ve heard of stories where people verified with fake IDs and stolen credit cards and went into homes and stole appliances and furniture. 

Poorly built houses that many investors have run into the ground. 

The biggest reason I would advocate for mixed use is for the reasons you mentioned, the leases are longer, but also the general "issues" around tenants on the residential side don't come into play as much or at all. 

If area or units aren't good enough to easily attract sec 8 a lot of these rougher area investments turn into huge losses.

That's $1680 per year for QBO, plus my Bookeeper at another $500 a month to log monthly statements, break down loan payments, and reconcile.

When I go into quickbooks, I can generate profit & loss statements any which way I like for whatever time period I'm interested in and see how each property is performing.

Anyone contemplating the types of services some of these providers offer (sometimes into the tens of thousands of dollars) should first be able to articulate why the services are needed and how they will benefit from them.
