Oregon has a cool service since we ONLY hire licensed subs .. we simply input their company name into the state system and it will automatically send us an e mail if their license expires etc.. ( which happens to the best of them).

The biggest reason I would advocate for mixed use is for the reasons you mentioned, the leases are longer, but also the general "issues" around tenants on the residential side don't come into play as much or at all.

When I go into quickbooks, I can generate profit & loss statements any which way I like for whatever time period I'm interested in and see how each property is performing.
