Your best bet is likely going to be trying to figure out some sort of seller-financing, or bring on a partner to the deal that can supply the additional cash. 

Anyone who has been in the trenches and or decades of experience is going to have bummers and loss's I know I have 08 to 2011 pretty difficult time for anyone in the space not to take some sort of loss.

The guy who buys from me (Where I get $350 after 5 trips to inspect, all sorts of paperwork and hassle cause it's a HUD) and then sells and I get a commission (My regulars don't pay 3% list either).

It's frustrating that the only thing standing in our way from fast paced growth is the seasoning period on loans, if there is any sort of way to get around it we're more than open to trying the strategy out! 

The path to wealth is a road through a grave-yard littered with bodies all saying "it was so good, until....". 

I feel like too many treat this sort of question like it is a simulation or a spreadsheet.
