I'm personally having a really hard time finding someone reliable in this hot contractor market who will not blatantly overcharge out the wazoo to take on anything other than a full remodel. 

I don't doubt his sub-to and similar content is valuable, but the novation stuff is a problem waiting to happen.In contract terms, a novation is just an amendment or change of contract that all parties agree to, so calling these complicated arrangements "novations" is questionable to begin with.This particular guy is also teaching methods that are blatantly illegal in some states.

It is disgusting that you all have blatantly said you won’t rent to a Section 8 voucher holder simply because they are a voucher holder.

Here is just one of a bunch of examples of what seems to me a pretty blatant disregard for the basics of property rights.

other than that I don't see an option that doesn't involve blatant disregard for the bylaws. getting caught could cause you a big headache down the road

Ordinary liability insurance will cover the Landlord in these situations, unless the Landlord is blatantly guilty.
