The experience was really bad as I was getting 1-2 year old leads to cold call that I knew had a 0% success rate and I do much better generating leads organically on my own.

. ~80% tended to be transient and moved on by there choice or ours. ~20% were decent and "stuck". 

They are not bad people.

It's not so bad when you only have one property but with a portfolio of properties, it can take up a lot of time if they keep switching all.
