In today's climate where expense growth is exceeding rent growth, it's critical to have this dialed in and solve problems before they mature into gaping performance gaps in apartment operations.

My only complaint, and the president is a member here so I don't want him to think I'm dogging the reia, is that the annual fee, which is around $700 now I believe, is too expensive so I don't attend it anymore. 

The income amounts look to be long-term rental (which they are and came in 30% lower than what the STR average did) and 2. why did the appraiser look at homes 20 miles away to compare to when there are PLENTY of rentals in town...

@Jorge Caceres  too bad that can be expensive.

However, I think for the average person this is probably not true. 

Not to mention the general PHX market has become expensive and people have already been looking for cost efficient alternatives in the northwest and southeast corners of the valley. 

If we assume 50% rule, $500 goes to expenses, then I deduct somethign like $250 out for mortgage.

If you have another company you could recommend that is less expensive, I'd love to hear.
