At first, I was worried about vacancy rates in a small towns, 4,000 +/- population, however, I have found that in some of the markets I have looked have a high demand for rentals than what I would expect.One thing I have found that helps is finding a local REA that knows the area, they have been instrumental when learning a new market.  

It has been so instrumental in my investing journey, and in my growth as a real estate agent.

@Richard Snyder I have never heard of them, but sounds like a hedge fund back insurance carrier looking to do everything through automation. 

I think realtors have to become more sophisticated as the value proposition gets challenged, but it’s harder to automate these transactions given the nature of the business and asset.

In other words, there are members and components of the business's entity that create an automated sales process or funnel that buys and sells Real Estate on an ongoing basis. 

Even the new automation and internet of things houses that are controlled by apps, I don’t want to use my phone to adjust my thermostat.

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)
