In my view, it's challenging to find a great contractor without providing them with consistent business, which is difficult to do without having properties that require renovations.

During that time I accumulated 55 units by selling some of the older, smaller ones under 1031’s and buying much larger properties.Strictly from a landlord view, Burlington was a great place to do business.

My view is HCD will likely tell PGE that they cannot require the addition of the meter, but if PGE ignores the guidance, HCD has no bite (ie will not do anything about it in any time frame that can help you).I want to recommend you get the ADU separately metered.  

Hopefully, at the end of this journey I will view this problem as more of an opportunity, as I am sure there are plenty of other cigarette smoke-filled homes waiting to be restored. 

In my view, it'd also be wise to have emergency reserves available for your duplex as well, separate from your personal reserves.Roth IRAs are great tools for investing, assuming you qualify to do so based on earned income thresholds.

I agree with Nathan..... there should be a compromise to make both happy.But legally the camera is pointing towards his vehicle, in his parking assigned space and if its also viewing a common public area, there is no invasion of privacy... its a common shared access area.

I don't think he represents small MHP investors well with his anti POH rental positions and his often derogatory and demeaning views of MHP residents.  

My point of view, as an investor, looking for a deal, is the seller wants to get rid of the property.
