Both are somewhat equivalent in monthly PI(more or less), so I’m considering increasing my Down payment to 27% and counter at $425k at 4.375% down using all the seller incentives but anchoring on a lower cost and increasing my down payment by 2%.. which is making the most from seller incentives.

At the bare minimum you need a safety harness, ascender/descender or Rope Grab, need to know how to use and wear it properly, need to have a second person capable of reaching and assisting you if you DO get fall arrested and happen to go off the roof, and you need permanently mounted roof ridge anchors.
